Palo Alto and Los Altos prices jumped while the county overall slipped. San Francisco’s metro median sale price reached a record $1.7 million, and Compass counted 144 San Francisco homes sold $1 million or more over asking in the first half of 2026, up from 8 a year earlier.

Cerebras listed in May, and Anthropic is reported to be marketing an IPO as soon as the week of November 9. Lockups usually delay access to shares for about 180 days.
Deals like Nvidia and Groq (about $20B) paid out vested shares in cash. Private equity and credit funds are financing data centers and buying San Francisco offices.
Vesting shares at large tech employers are a major recurring source of down-payment cash. Much of a big vest goes to tax, and timing follows vest dates.
Frontier-lab researchers reportedly earn roughly $800K to $1.4M a year in total pay. The gains are concentrated in a small group, while Bay Area layoff notices are also rising.
The 30-year mortgage averaged 7.28% on October 1. About one-third of Bay Area purchases in April to June were all-cash, so rates matter less for AI-wealth buyers.
The effect is real but narrow, and it differs by neighborhood, home type, and financing.
